Air Conditioning Installation in Walthamstow

IcyHomes installs air conditioning across Walthamstow and the wider E17, mostly in Victorian terraces that have been extended at the back, converted in the loft, or both. This page covers what those houses need and what the work involves.

The E17 terrace

Walthamstow is unusually consistent in its housing. Long rows of late Victorian and Edwardian terraces run off Hoe Street, Forest Road and Lea Bridge Road, with the Warner-built maisonettes and their distinctive shared entrances making up a good part of the rest. Walthamstow Village and several surrounding streets sit within conservation areas.

What that means in practice is that most of our work here follows the same pattern: a rear extension with a lot of glass, a converted loft at the top, and limited room on either side of the building for anything else.

Rear extensions and side returns

A side-return or full-width rear extension turns the back of a terrace into one large kitchen and dining space, usually with bifold or sliding doors and often a roof light. It is the best room in the house for ten months of the year and the worst in July. Glazing facing south or west will gather heat from late morning and hold it well past the point you want to eat in there.

A ducted system suits these rooms particularly well, because an extension nearly always has a flat or sloping ceiling with usable void above. The indoor unit disappears into it and the room shows only a slim linear grille. See our ducted air conditioning page.

Loft conversions

Few places have had as many loft conversions as Walthamstow, and nearly all of them have the same issue: a bedroom directly beneath the roof covering, with rooflights that let heat in faster than they let it out. The insulation that makes the room work in January is exactly what traps the heat in July.

One wall-mounted unit usually handles a single loft room. Where a conversion created two bedrooms and a shower room, a multi-split running two indoor units from one outdoor condenser is normally neater than two separate systems. Our loft conversion page goes into this properly.

Where the condenser goes on a terrace

This is the question that decides the job. On a Walthamstow terrace the realistic options are the side return if one survives, a flat roof over the extension, or ground level at the rear. Each has consequences for pipe runs and for how the unit sounds to the house next door.

We site units to discharge away from boundaries and bedroom windows, fit anti-vibration mounts as standard, and work the route out at survey so you know before booking exactly what will be visible and where.

Conservation areas and Warner properties

If you are in Walthamstow Village or another conservation area, expect the outdoor unit to need to be out of sight from the street. That is usually achievable at the rear. Warner maisonettes bring their own wrinkle, because what you own and what is shared is not always obvious, and fixing plant to a shared elevation may need consent.

Confirm the position with Waltham Forest Council if your property is listed or in a conservation area, and check your lease if you are in a maisonette or flat. We will flag anything we spot at survey.

Cost and timescales

A single-room installation starts from GBP 1,500 to GBP 1,800 including VAT, subject to survey, and is normally a day on site. Extensions and multi-room systems are quoted individually. Our installation cost page explains what the figure covers.
