IcyHomes installs air conditioning in Loughton homes, from a single wall unit in a loft bedroom to a ducted system serving a whole house. This page covers what tends to matter locally: the housing stock, where the outdoor unit can realistically sit, and what the work involves.
Why Loughton houses get warm
Most of the work we do here falls into a few familiar property types. There are the 1930s semis and detached houses on the roads running up from the High Road, the larger properties around Church Hill and Traps Hill, and the post-war housing towards Debden. Different as they look, they tend to share the same two summer problems: bedrooms under the roof that stay warm long after dark, and rear extensions with a lot of glass that overheat by mid-afternoon.
Neither problem is solved by opening a window. Both are straightforward to fix properly.
Loft conversions and top-floor bedrooms
Loughton has had a great many loft conversions, and a converted loft sits directly beneath the roof covering with limited cross-ventilation. The insulation that makes the room usable in winter holds heat just as effectively in July, which is why a loft bedroom is often several degrees warmer than the rest of the house at bedtime.
A single wall-mounted unit is usually enough for one loft room. Where a conversion has created two bedrooms and a shower room, a multi-split system running two indoor units from one outdoor condenser is normally the tidier answer. We have written more about this on our air conditioning for loft conversions page.
Extensions, bifolds and garden rooms
A rear extension with bifold or sliding doors facing south or west will gather heat all afternoon and hold it into the evening. The same is true of garden rooms and detached home offices, which are often lightly built and have no heating or cooling of their own. Both are well suited to a discreet wall unit or a slim ducted system. See air conditioning for garden rooms and home offices.
Where the outdoor unit goes
Every split system needs an outdoor condenser, and in practice this is the part of the job that decides how neat the finished installation looks. On a Loughton semi the side return is usually the tidiest route, keeping pipework off the front elevation entirely. Flat roofs over rear extensions also work well. On a detached property there is normally more choice, which means the unit can be sited away from bedroom windows and from a neighbour.
We work out pipe runs at survey rather than on the day, so you know before booking where the unit will sit and where the pipework will travel.
Epping Forest, conservation areas and listed buildings
Parts of Loughton sit within conservation areas, and the town has a good deal of Epping Forest land on its doorstep. None of that rules out air conditioning, but it can affect where an outdoor unit may be fixed and how visible it is allowed to be from the street. If your property is listed or sits in a conservation area, it is worth confirming the position with Epping Forest District Council before work is booked. We will raise it at survey if we think it applies to you.
Whole-house and multi-room systems
Where several rooms need cooling, running separate wall units in each is rarely the best answer. A ducted system hides the indoor units in the ceiling void or loft and leaves only slim grilles on show, which suits houses where the finish matters. It needs to be planned properly, so it is a better fit for a property already having building work than a retrofit into finished rooms.
What an installation involves
A single-room installation is usually a day on site. That covers mounting the indoor unit, siting and fixing the condenser, core drilling through the wall, running and pressure-testing the pipework, the electrical connection, and commissioning the system before we leave. Multi-room and ducted installations take longer and are quoted individually.
All refrigerant work is carried out under F-gas regulations, and we leave the system tested and running rather than simply fitted.
What it costs
A single-room installation in Loughton typically runs from GBP 1,500 to GBP 1,800 including VAT, subject to survey. Multi-room and ducted systems are priced individually once we have seen the property. Our air conditioning installation cost page sets out what is included.
